When our seller came to us for help, she was extremely concerned with how the neighbors home would affect the sale of her property. 

I actually met with the other neighbor a few months back, went over my entire game plan, pricing strategy, and marketing tactics.  Unfortunately, they listed the property with another Realtor.  They not only listed the property for a higher price than what I suggested, they also began making multiple price reductions thereafter.  They not only went lower than what I suggested, they kept going lower and lower and ended up selling their home for $110,000 less than what they started.  This made many nearby homeowners very aggravated to say the least - especially my seller.

My seller didn't want to hear the whole "song and dance" of listing at certain price and then negotiating (or making reductions). She was realistic, and just wanted to know what the right price was going to be to get her home sold through the holidays.  We did just that!

In only 1 day, we not only found the perfect buyer, we had her home sold for the price that she wanted and had the smoothest escrow possible.

I thank our seller and our buyers for their committed loyalty and trust and congratulate each one of them for their sale and purchase.  I also thank you for helping us develop such a large database of ready, willing and able buyers so that we don't experience what the neighbor went through after 75 days of agony.

Appraise This Baby!

APPRAISE THIS BABY!

Hello again!

I'm really excited about this sale as it topped off another record.  It sold at $399/sq.ft. (just a buck shy of $400).  It's been really challenging battling these appraisers who are using comparables from some of these short sales and foreclosures, but it looks like we're making progress.

Let me shed some light to those that think appraisers are gods at pricing properties:

Rule #1:Appraisers never get a chance to see the inside of the comparables.  Realtors do.  Remember, appraisers put most of their weight on what has sold.  They can't gain access to these properties since they're already occupied by the new owners.  It's our job to educate them.

Rule #2: You can dispute an appraiser's discovery.  Recently, I got an appraiser to redo his entire report while bumping up his value an extra $80,000.  Check out my sale at 828 Green Street a couple months ago.  This guy almost lost his license because of me.

Rule #3: Appraisers may be appraising your property at 10:00 a.m. and then head out to Palmdale for another one at 2:00 p.m..  How in the world can they specialize in your area only.  We all know that in our city, each street has it's own pricing and demand.  They can't know everything everywhere.  That's impossible!

Rule #4: Did you know that most appraisers call us for answers for previous sales and rely on our opinion when pricing?  -- Oh boy, that builds credibility.

Rule #5: Who will have a better judge on price, someone who's been selling in your area for nearly 14 years while living in it since birth, or someone who passed a 3 hour exam and got a certificate?

Do the math.  Remember, an appraisal is just a licensed guy's opinion of value.  It's not the price of a property set in stone.  For the buyers loan's sake, you just hope they come in at value.

I hope you get a glimpse of what I'm talking about.

Nonetheless, we sold this one over asking price in only 8 days -- all while not paying attention to the media, and educating/equipping the appraiser with what they need to use.

Albert Sells La Crescenta

This was not an easy sale.

We had to roll up our sleeves on this one; however, we finally got it sold.  This home had a large (nearly 1/4 acre) flat lot that was just dirt.  Although the lot was massive, we needed to find someone with an imagination and a plan.  Those who had it, considered this home a gem, while many turned away and didn't give this home the chance it deserved.

This home finally sold for $440,000.  It has 3 bedrooms and 2 baths with some updating throughout.  I thought it sold for a great price and alert all buyers to get off the fence and do something while they can.

Albert sells Burbank in only a month!

We recently sold this home on Orchard Lane in Burbank for $710,000!  This home was on the market for only 1 month in a neighborhood where the average home sells in the mid to high $500k.

We had a fairly smooth escrow with no delays and were even able to help the existing tenants move out (even before their lease was up).

SOLD! - 3 Units in Glendale Over Asking Price!

Still paying attention to the news about how bad the real estate market is doing? --- WE'RE NOT!

Guess what?  We recently closed escrow on this 3 unit property just off of Verdugo Road in Glendale (North of Glendale College).  I was bombarded with lots of interest on this property and the Arbitrage Team once again pulled through and found the buyers too!

223 Attendees in what most consider a "Slow Real Estate Market" -- Not at Arbitrage

I want to thank everyone for stopping by at our IN-N-OUT Burger open house yesterday at 1137 N. Everett Street.  It was a huge success and we anticipate a couple offers on this home already!

Without being listed in the MLS, we had 223 people that stopped by (28x times the average listing).  We had 6 people from the Arbitrage Team excited and ready to help everyone with their real estate needs.  During the open house, we also were able to direct many people to all of our other listings as well - 2 of which are currently in negotiations as well.  Thanks for helping us out! 

I just want to remind you that at Arbitrage, our services will never cost you a single penny more.  I will continue to do whatever it takes to beat this market even though many think we're in a "bad market" --- NOT THE CASE AT ARBITRAGE.  We've decided not to participate in this recession.
