3rd Quarter 2008 sales in Glendale were down from the numbers in 2007.  Below is a clear indication on how homes have been selling in our most recent quarter as compared to the prior year.  To find out how much your home is worth now, click here
 Glendale still continues to hold it's prices fairly well.  Because of increased demand and limited supply (virtually no more lots to build on), we've experienced a steady decline in $$$ value because of the high desireability to live in Glendale.  Arbitrage sales are still strong as we're still focused to set a record year in sales.
Last week we sold 4 add'l properties, and we look forward to close October with close to a half a dozen more.  We've had some of our best months during the holidays as it helps us weed out the "look-e-loos" and focus on the real buyers.

CALIFORNIA HOME TO EIGHT OF THE TOP 10 MOST EXPENSIVE HOUSING MARKETS

An annual comparison of comparable homes found that California is home to eight of the top 10 most expensive housing markets in the U.S., while eight of the top 10 most affordable cities are in the Midwest.  The most expensive real estate market, La Jolla, Calif., is $1.7 million more expensive than the most affordable, Sioux City, Iowa, for a comparable home.

The report compares the average value of 2,200-square-foot houses with four bedrooms, two- and one-half baths, a family room and a two-car garage across 315 U.S. markets.

THE HOUSING AND ECONOMIC RECOVERY ACT OF 2008-WHAT DOES IT MEAN TO YOU??

President Bush Signing Housing and Economic Recovery Act of 2008

Washington has heard the message! The Housing and Economic Recovery Act of 2008 was signed into law by the president this morning. Many homeowners will soon have access to more affordable financing, and first-time homebuyers (those who have not owned a home for three years) will receive a tax-credit to help them enter the market.

Up to 400,000 at-risk borrowers will be able to refinance their old high-cost mortgages for new low-cost mortgages at fixed-rates insured by the Federal Housing Administration.

This bill is not intended or crafted to allow irresponsible borrowers to escape foreclosure by refinancing their homes and then turning around to sell them. Lenders will be asking borrowers to qualify for these funds and the borrower will have to have a verifiable hardship such as illness, loss of job, divorce, etc. The following are some of the criteria to be eligible:

  • Must be your primary residence
  • Must have received a loan between January 2005 and June 2007
  • Debt ratio cannot be less than 40%
  • May or may not be current on mortgage (should not be more than 90 days late)
  • Must retire all debt including lines of credit
  • Cannot take a new HELOC for 5 years

One big change current buyers should be aware of is that buyers can now get a 100% loan via down payment assistance that is seller funded. After 10/01/08, seller funded down payment assistance programs will no longer be available. In addition FHA down payment will go up from 2.75 to 3.5%. So, if you are looking to buy with 0 down, make sure that you have your loan closed before October 1, 2008.

The bill has many other features for buyers and/or would-be sellers.

Presidential Election's Effect on the Glendale Real Estate Market

Over the past several months I've heard "real estate experts", and even some brokers proclaim that Glendale real estate buyer's will be sitting on the sidelines this year to see who is elected president. And many of them have proclaimed that every election year is a slow year for Glendale real estate.  I've questioned the validity of those comments and look back to the 2004 election year.  One of the hottest years in real estate ever.  Many economists have done studies of the impact of a president on our general economy.  They have determined that the President's impact on the economy is generally negligible.  As little as a 2-2.5% impact on the whole. 

So why would people wait to buy a house base on the presidential election. Simple, procrastination.  No one likes to make big decisions, so they make excuses.  In reality election years are probably some of the best times to buy real estate in Glendale and the surrounding areas.  As one of my friends says, "what's bad for Wall St. is good for Main St.".  Meaning the real estate market.  Often election years are filled with uncertainity.  Wall St. does not like uncertainity so we see wild fluctuations in the market.  Already this year the stock market is down quite a bit.  Not much of this is downturn is necessarily attributable to the Presidential elections I'm sure.  However, when the stock market begins to have problems there's a flight to quality.  Namely U.S. Treasury Bonds. When people start buying U.S. Treasury Bonds it drives the yields, or interest paid on the bonds, down.  The 30 year fixed loan rates are tied to the 10 year treasury bond.  So when the 10 year bond rates fall so do mortgage rates.  Typically when mortgage rates fall the housing market booms. Bad for Wall St, good for Main St.

Right now we are seeing a rare series of events in the housing market, with interest rates dropping and housing prices falling.  In the immortal words of John D. Rockefeller, "when there's blood on the street, that's the time to buy."  And right now there's a lot of blood on Main St.

Team Hairapetian celebrate Albert's 34th Birthday!

On Wednesday, the office at Arbitrage was closed for 3 hours as we made our way to MB2 Raceway in Silmar to go carting as we celebrated Albert's 34th Birthday.  If you're looking for some quick fun and excitement MB2 is a thrill.  One of Albert's passions is cars, and that is why they surprised him and took him to the raceway.

After 24 laps among two separate races, with speed exceeding 50 MPH, Albert came in 1st place from the group.  It was fun and exhilarating to get away from the office during a LOOOOONG lunch break; however, it was all worth it... especially after having such a crazy year already.

Happy Easter!

Arbitrage is Heating Up Baby!

I'm really excited!  In the first 50 days of 2008, we've already sold over $10,000,000 of real estate and we're only getting busier.  This has been our busiest year so far and we only expect to get busier.  Yes, houses are still selling and buyers are still buying!  We're currently negotiating to more propeties and I hope to have a few more escrows lined up by Monday.  Have a dry weekend!
